Record drawings often diverge from existing conditions, and undocumented conditions surface during construction, when resolving them is most disruptive and expensive.

Datum Point Advisory is a principal-led reality capture and existing-conditions modeling practice serving architects, engineers, construction managers, general contractors, and specialty trades.

Where Datum enters

Capture is retained by scope or by phase. What is documented, and to what tolerance, follows from what the information has to support.

Pre-design and programming

Base building, shell and core, and site conditions captured before major design decisions are made. Registered point cloud with CAD or Revit backgrounds for feasibility studies, programming, and test fits.

Design and documentation

Existing conditions modeled to the required tolerance and defined level of development on project shared coordinates. Structure, envelope, and MEP routing carried into Revit as required for renovation, adaptive reuse, and addition work.

Coordination and construction

Conditions captured before they are concealed: above-ceiling and in-wall rough-in, slab penetrations, and structure before enclosure. Point cloud registered for coordination and clash detection.

Closeout and turnover

As-built conditions recorded at substantial completion for record documentation and owner turnover. Delivered in open formats, with no proprietary platform required.

Reality Capture Services

Terrestrial scanning, mobile mapping, and aerial documentation registered to project control, captured to the tolerance required by the intended use.

Existing Conditions Modeling

Point cloud modeled in Revit to the required tolerance and stated level of development, scoped element by element and by discipline.

Modeling scope is defined independently by capture and measurement tolerance and by model content and Level of Development. LOD 300 is the typical baseline where appropriate, with element-specific requirements established in the SOW. LOD 350 is used only where construction coordination conditions warrant it.

How work is contracted

Datum is structured for repeat contracting relationships, typically using an MSA with project-specific SOWs so subsequent work can be scoped without renegotiating the underlying commercial terms. Customer procurement requirements may supersede this structure.
